All commissions are due and payable upon disbursement of initial funds to Seller and shall be paid to the Agencies directly from Escrow. Under no circumstances shall any commissions be paid directly to an Agent or sub-agent of any Agency, unless such disbursement has been previously directed in writing by the Broker.
